It usually starts small. A faint stain spreads across the ceiling, a baseboard begins to swell, or the carpet feels damp under your feet for no clear reason. Water damage rarely announces itself, and by the time you notice it, moisture has often worked its way into drywall, subflooring and insulation. At Full Service Property Restoration, we help Farmers Branch homeowners and business owners find the full extent of the problem and fix it the right way.
Every job starts with a careful evaluation. Our IICRC-certified technicians use thermal imaging to find moisture you can’t see, so nothing gets missed behind walls or under floors. From there, we remove standing water with industrial pumps, then set up commercial air movers and dehumidifiers to dry the structure completely. We check moisture levels every day and leave our equipment in place until every affected area tests dry. Most structural drying takes three to five days.
Once your property is dry, we move into restoration. That can include drywall repair, carpet cleaning, furniture restoration and full sanitization. We also document everything with photos and moisture readings and work directly with your insurance adjuster, which takes a lot of stress off your plate during an already difficult time.
We are locally owned and operated, BBB accredited, and backed by IICRC and NORMI certifications. Our team is available 24/7, every estimate is free, and every job comes with our 100% satisfaction guarantee. Our technicians are friendly, respectful of your home, and happy to explain each step so you always know where things stand.
Water damage is only one of the problems we handle. Our fire and smoke damage restoration team removes soot, odor and residue while restoring damaged materials and belongings. We also offer mold removal and remediation carried out by NORMI-certified professionals who contain the affected area and address the moisture source so mold doesn’t return. For storm damage, our roof tarping service protects your home from further leaks until permanent repairs can be made.
Full Service Property Restoration – Your Trusted Restoration Experts in Farmers Branch, TX. Our team of certified, trained, and experienced professionals is available 24/7.
Many Farmers Branch neighborhoods were built in the 1950s and 1960s, and homes of that age often still have original galvanized supply lines or cast iron drain pipes that corrode and leak over time. North Texas clay soil adds to the risk. It swells after heavy rain and shrinks during dry summers, which can shift slab foundations and put stress on plumbing underneath. Add spring thunderstorms, hail that damages roofs, and the occasional hard freeze that bursts exposed pipes, and it’s easy to see why local homeowners should act fast at the first sign of trouble.

We had a flood from the second floor bathroom. A stressful time for us. Full Service Property Restoration was sent our way as a preferred contractor through Accuserve who manages the water or fire mitigation portion of claims for the insurance companies. They document everything every step of the way. Thermal camera, moisture meters and even a 3-D camera to document the entire home. Erik and his crew are careful and do outstanding work. Thoroughly masked the floors and walls wherever needed. Kept the job neat and tidy at all times. They set up Heppa filters with exhaust tubes out the windows. Downstairs they removed wood flooring and trim , drywall and insulation, and our kitchen appliances and cabinets. Upstairs the removed the tile, tub, and shower pan. They also removed the floor tile and bathroom vanity . Next they scrubbed the wall cavities with special cleaners. Then they ran dehumidifiers and filters for days. I feel very fortunate that FSPR is the company helping us through this really difficult process!Posted on Google![]()

Eric came and gave me peace of mind on some ceiling patches that I thought were dangerous. Turns out it wasn’t mold or condensation. But I most appreciate the customer service he provided and knowledge he gave me! Thanks Eric!Posted on Google![]()

Immediately! The sooner you address water damage, the better. Delaying can lead to more serious structural issues and mold growth. Call a professional as soon as you identify the problem.
While it might be tempting to DIY minor water damage, it's essential to remember that hidden moisture can cause significant problems if not handled correctly. It's always best to consult with professionals to ensure complete and effective restoration.
While waiting for our team, be sure to stay safe. If it's not dangerous, try to turn off electricity to affected areas. Remove personal belongings from the vicinity of the damage. Avoid walking on wet floors, as it can be hazardous.
Most homeowners’ insurance policies cover water damage, but it depends on the cause. We recommend reviewing your policy and consulting with your insurance provider at your earliest convenience.
Common signs include stains on walls or ceilings, peeling paint, warped baseboards, a musty smell, soft spots in flooring and a water bill that is higher than usual. If you notice any of these, a professional moisture inspection can pinpoint the source.
Mitigation stops the damage from getting worse through water removal, drying and dehumidifying. Restoration repairs what was damaged, including drywall, flooring and furniture. Full Service Property Restoration handles both, so you only need one company.
Yes. Galvanized steel supply lines and cast iron drains corrode from the inside over time, which can cause slow leaks or sudden failures. Homes built before the 1970s are especially prone to these issues.
It depends on the type of water and how long the carpet stayed wet. Carpets soaked by clean water and dried quickly can often be saved. Carpets exposed to sewage or floodwater usually need to be replaced for health reasons.
No. Dried mold can become dormant but still releases spores and will start growing again when moisture comes back. It needs to be removed properly and the moisture source fixed to keep it from returning.
