When you find water in your home, the first few hours matter more than any that follow. Within a day, drywall starts to soften, wood floors begin to cup, and conditions become right for mold growth. Every hour you wait makes the damage harder and more expensive to repair. Full Service Property Restoration gives Saginaw residents fast, professional water damage restoration that stops the damage in its tracks.
Our team answers 24/7 and dispatches quickly across the DFW area. When we arrive, we assess the damage, find the source, and figure out what can be saved. We extract standing water with industrial pumps, then dry the entire affected area with commercial dehumidifiers and air movers. Thermal inspection tools let us track hidden moisture inside walls, ceilings and floors, and we monitor progress daily until everything tests dry.
After drying, we handle the restoration work too. That covers drywall replacement, carpet cleaning, and more, so you don’t have to coordinate multiple contractors. We’ll also build a detailed scope of work, supported by photos and moisture readings, and talk with your insurance adjuster to help your claim go smoothly.
Full Service Property Restoration is IICRC and NORMI certified, BBB accredited, and a member of the Restoration Industry Association. We’re locally owned, and our North Richland Hills office is only a short drive from Saginaw, so help is never far away. Every project starts with a free estimate and is backed by our 100% satisfaction guarantee.
Our team is also trained to handle other types of property damage. We provide complete fire and smoke damage restoration, including soot cleanup, odor removal and repairs to damaged structures. Our mold remediation services safely contain and remove mold growth, which often follows leaks or flooding that weren’t fully dried. After a storm, we can install roof tarps to keep water out until your roof is repaired.
Full Service Property Restoration – Your Trusted Restoration Experts in Saginaw, TX. Our team of certified, trained, and experienced professionals is available 24/7.
Saginaw has grown quickly over the past few decades, and many newer homes here have water heaters in the attic and upstairs laundry rooms. When a tank fails or a washer hose bursts, water can pour down through ceilings and walls on multiple levels. North Texas storms bring hail and high winds that damage roofs, and heavy downpours can overwhelm drainage near Big Fossil Creek and low-lying streets. Winter cold snaps also freeze and split pipes in exterior walls and attics, a risk that many Saginaw families learned about firsthand during recent winter storms.

We had a flood from the second floor bathroom. A stressful time for us. Full Service Property Restoration was sent our way as a preferred contractor through Accuserve who manages the water or fire mitigation portion of claims for the insurance companies. They document everything every step of the way. Thermal camera, moisture meters and even a 3-D camera to document the entire home. Erik and his crew are careful and do outstanding work. Thoroughly masked the floors and walls wherever needed. Kept the job neat and tidy at all times. They set up Heppa filters with exhaust tubes out the windows. Downstairs they removed wood flooring and trim , drywall and insulation, and our kitchen appliances and cabinets. Upstairs the removed the tile, tub, and shower pan. They also removed the floor tile and bathroom vanity . Next they scrubbed the wall cavities with special cleaners. Then they ran dehumidifiers and filters for days. I feel very fortunate that FSPR is the company helping us through this really difficult process!Posted on Google![]()

Eric came and gave me peace of mind on some ceiling patches that I thought were dangerous. Turns out it wasn’t mold or condensation. But I most appreciate the customer service he provided and knowledge he gave me! Thanks Eric!Posted on Google![]()

Immediately! The sooner you address water damage, the better. Delaying can lead to more serious structural issues and mold growth. Call a professional as soon as you identify the problem.
While it might be tempting to DIY minor water damage, it's essential to remember that hidden moisture can cause significant problems if not handled correctly. It's always best to consult with professionals to ensure complete and effective restoration.
While waiting for our team, be sure to stay safe. If it's not dangerous, try to turn off electricity to affected areas. Remove personal belongings from the vicinity of the damage. Avoid walking on wet floors, as it can be hazardous.
Most homeowners’ insurance policies cover water damage, but it depends on the cause. We recommend reviewing your policy and consulting with your insurance provider at your earliest convenience.
Yes. Many newer North Texas homes have water heaters installed in the attic. When one fails, water can flow through ceilings and walls on every level before anyone notices, so regular inspections and drain pans are important.
Yes. North Texas cold snaps can freeze pipes in attics, garages and exterior walls, and frozen pipes can split open. Many Tarrant County homeowners saw this firsthand during Winter Storm Uri in 2021.
Heavy North Texas downpours can overwhelm drainage in low-lying areas and near waterways like Big Fossil Creek. Flooding from outside water often needs a separate flood insurance policy, so check your coverage.
Mold can begin growing within 24 to 48 hours in wet drywall, carpet padding or wood. That's why fast water extraction and professional drying matter so much.
Untreated water damage can lead to mold growth, rotting wood, warped floors, weakened drywall and damaged foundations. It can also create unhealthy air quality and much higher repair costs over time.
